Property Inspection Report - Mining and Ground Stability
This type of report may be requested when a Basic Mine Search is undertaken as part of the conveyancing work by Solicitors, usually in conjunction with a mortgage surveyor’s report. If the desktop mine search indicates there are no recorded mine features in the vicinity of the property but an ore bearing vein or lode is known to pass the local area, the firststep is to request a detailed site inspection by a Chartered Engineer who has experience and qualifications in both buildings and mining engineering.
The inspection is a very low cost and effective way to determine if there is any evidence of mining or ground stability problems on the site itself. Following this, the property is given a simple risk factor that can be used by mortgage providers, insurance companies or their advisors to assess the suitability for lending or buildings insurance. This service is approximately one tenth of the cost of a drilling survey that would be the next step if more serious mining issues, such as shafts or other features are identified.

Full Structural Survey
This is the most comprehensive type of building survey. It is suitable for any structure, but is especially recommended for older buildings or those constructed out of unconventional materials such as timber or thatch plus properties which have had lots of alterations or extensions. They are also recommended when you intend to alter or renovate. The engineer will inspect the property thoroughly, looking at everything that is visible or easily accessible to examine thestructure, its general condition and all major or minor faults.
The report provided will be thorough and detailed. Every building is likely to have some defects and the engineer will advise the indicative repair or maintenance cost of the work required. A full structural survey normally takes much longer than the one or two hours required for the property inspection report.
